Selling through a life change in Harrisonburg and Rockingham County

Valley Homes Team helps owners sell a home when the sale comes with a life change: decades in one house, an estate, a divorce, a job move, or buying and selling at the same time. We start with the numbers and a written timeline before anything is listed, then run the sale, the contents and the next place as one plan.

Is it time to sell a home I have owned for decades?

That is the first question, and the answer may be "not yet." We start with a worksheet that puts staying, selling and renting your house side by side, with the cost of the next place beside them. If selling makes sense, we sort the contents in a set order (keep, family, sell, donate, haul), decide what to fix and what to leave, and open the search for your next home at the same time, not after the contract. Capital gains questions go to your CPA with a list of records ready.

How do I sell a house I inherited in Virginia?

The first step is to find out who has authority to sign, and that comes from the estate attorney and the circuit court, not from us. In Rockingham County that is the Circuit Court clerk, and for a city address the Harrisonburg Circuit Court. Once authority is clear we handle the rest: a vacant-house plan for utilities, locks and insurance, a contents plan, and one timeline for the family, the attorney and every vendor. Before the estate is open, we can give a value range and a condition walk-through with no listing and no commitment. Timelines commonly run months, not weeks. Confirm with your attorney.

How does selling a house in a divorce work?

We work to the order or agreement. Both owners get the same information at the same time, in writing, and we start with a written communication agreement both of you sign. We do not take a side, advise on division, or address you jointly unless you both agree in writing. The order sets the timeline, and we build ours from it. Legal questions go to your attorney. Confirm with your attorney.

What if I am moving to or from the Valley for work?

If you are leaving, we do the consult by video, walk the house on camera, manage local vendors, and set up electronic signing, so you can be hundreds of miles away and still on schedule. If you are arriving, we can send an orientation brief with commute distances to James Madison University, Sentara RMH, Merck and other employers, utilities by address, and a home search that starts with your list. We will also give you questions to ask HR about your relocation benefit.

Should I sell first or buy first?

There are four workable orders: sell first and rent, sell first with a rent-back, buy first with a bridge loan or equity line, or buy first with a sale-contingent offer. Each has a different cost and a different failure point. We put them on one page, ask your lender to model each, and set a decide-by date. We handle both closings and write down what happens if one slips.

How do I find a one-level home that needs less upkeep?

You pick the features that matter to you, and we search on those: a main-floor primary suite, few or no entry steps, laundry on the main level, a smaller lot, exterior maintenance included. Each candidate gets a fact sheet with the real numbers, including HOA fees, reserves, special assessments and what the fee covers. Community status is named only after we verify it in the governing documents.

How the process works

  1. 1

    Talk.

A 30-minute conversation. We listen first. You leave with a one-page list of what to gather.

  2. 2

    Decide.

The Stay, Sell or Rent Worksheet and a net sheet at three prices. You leave with the numbers, even if the answer is to wait.

  3. 3

    Plan.

One Master Timeline that you, your family, your attorney, your movers and your lender all work from, plus the Contents Plan.

  4. 4

    Prepare.

Contents move out in order, a short repair list is done, and photos are taken in a cleared house.

  5. 5

    Sell.

We price from the last 90 days of sales, list, show, and compare every offer to your net sheet.

  6. 6

    Close.

Inspection, appraisal, loan and title run on the timeline. Out-of-area owners sign electronically.

  7. 7

    Move.

Utilities, keys, openers, mail and a final walk-through, then a check-in 30 days later.

The base is our existing 82-point marketing plan and Zillow Showcase listing. The seven steps wrap it.

Who we work with

A sale with a life change usually needs other professionals. We keep a short list of local providers, 2 to 3 per category, and we introduce them when you want an introduction:

  • Estate and elder-law attorneys
  • Family-law attorneys and mediators
  • CPAs and financial advisors
  • Lenders who offer bridge loans and home-equity options
  • Move managers and estate-sale or auction companies
  • Donation pickup and junk removal
  • Local movers
  • Employer human-resources teams for relocating employees

You pay each of them directly. We take no fee, gift or anything of value from a partner, and we pay none for a referral. A name from us is an introduction, not a guarantee.

Questions people ask

Do I have to clear out the house before I sell?

No. You can sell cleared, partly cleared, or with contents included. Each has a different price and buyer pool, and we lay them side by side before you choose.

How long does it take to sell an inherited house in Virginia?

Settling the estate often takes months before a sale can close, because the personal representative must qualify and the attorney confirms who may sign. Once a sale is cleared, a financed closing commonly takes 30 to 45 days. Confirm with your attorney.

Can one agent work with both people in a divorce sale?

Yes, when both owners are the seller. We give both the same information at the same time, in writing, and work to the order or agreement. We do not advise either person on division. Confirm with your attorney.

Will I owe tax on selling a house I have owned for decades?

It depends on your basis and how long you lived there. The IRS lets a married couple filing jointly exclude up to $500,000 of gain on a primary residence, or $250,000 for a single owner, if owned and used for 2 of the last 5 years (Publication 523). Confirm with your attorney/CPA.

Should I sell my house first or buy first?

There are four workable orders and each carries a different risk. When the median home in Harrisonburg and Rockingham County sells in 8 days (August 2026 data), a sale-contingent offer is weaker. We map your options with your lender before you list.

What does it cost to work with you on a transition?

The decision consult, net sheet and written timeline carry no fee, whether or not you list. Coordination is part of the listing service. Partners such as movers or estate-sale companies bill you directly. We take no fee from partners and pay none.

Start with a conversation

If something is changing and you do not know where to begin, call or text us and tell us what is going on. We will listen, answer what we can, and tell you honestly if the right answer is to wait. There is no obligation.

Or send a note

A sentence or two about what is changing is plenty.
