Selling through a life change

Buying and selling at the same time in Harrisonburg and Rockingham County

Selling one home and buying the next means two closings that do not move on the same clock. There are four workable orders, and each one has a different cost and a different place it can break. We put all four on one page, ask your lender to model them, and set a date by which you choose.

The September 2026 numbers make the order matter more. Pending sales in Harrisonburg and Rockingham County have fallen five months in a row, to 184 from 316 in April, while homes for sale rose to 239 from 214 a year ago. Fewer contracts means a sale can take longer to line up, so the order you pick should hold up if your closing date moves.

Sell first, then rent

Fits this situation
You need the proceeds from your current home to buy the next one, and you would rather not carry two housing costs. You can be flexible about where you live for a few weeks or months between closings.
How it works here
You list and close first. You then rent a short-term place in the Valley (many leases here run a year, so the term is worth asking about before you sign) while we search for and write an offer on the next home with cash from the sale in hand. Your offer carries no sale contingency, which sellers generally prefer.
What it costs or risks
Two moves, plus rent and storage for the gap. If the next home takes longer to find than the rental lasts, you are renting again. Rates move while you search.
When we recommend it
When the proceeds are needed for the next purchase and you can live with the cost and the second move.

Sell first, with a rent-back

Fits this situation
You need the sale proceeds, but you want to stay in the house for a set number of days after the sale closes while the next home is found or finished.
How it works here
The purchase contract carries a post-settlement occupancy agreement. You close on the sale, then stay for an agreed number of days, usually paying the buyer a daily amount. Before we offer it to a buyer, we check it with your insurer and with the title company, and we suggest your attorney review it.
What it costs or risks
The buyer has to agree, and some will not. The agreement sets who is responsible for the house during the stay, so the days must be short and written down. A stay that runs past the agreed date is a real problem, so the date needs a plan behind it.
When we recommend it
When the next place is already identified and you need a bridge of days or a few weeks, not months.

Buy first, with a bridge loan or home-equity line

Fits this situation
You have meaningful equity in your current home and want the next home secured before you list. You qualify to carry the new purchase while the old home is still yours.
How it works here
Your lender models a bridge loan or a home-equity line against your current home. Many lenders will not open a line on a home that is already listed, so the lender conversation comes before the listing. You buy with no sale contingency, then list and sell on the clock we set.
What it costs or risks
You carry two housing costs and the borrowing cost for as long as the old home is unsold, and you are carrying them at a 30-year mortgage rate of 7.40% (Freddie Mac, week of October 8, 2026). If the old home sits, the carrying cost keeps running. Your lender will give you the exact terms.
When we recommend it
When the numbers hold up if the old home takes longer than planned to sell, and we have tested that case with the lender first.

Buy first, with an offer that depends on your sale

Fits this situation
You want to secure the next home but cannot carry two loans, and you are willing to make the purchase conditional on selling your current home.
How it works here
Your offer on the next home states that it depends on the sale of your current home by a set date. The seller of that home will often keep it on the market and may accept another offer if one arrives. Your current home is typically listed at the same time, priced so it can sell inside the date you wrote.
What it costs or risks
It is the order most likely to lose the home you want, because a seller can prefer an offer with no condition. If your sale does not close on time, the purchase can fall through.
When we recommend it
When the home you want has been on the market for a while, and your own home is in a condition and at a price to sell on schedule. We will tell you plainly when we think this order is too weak.

What the current market changes

  • Pending sales (homes under contract) fell for the fifth straight month, to 184 in September 2026 from 316 in April 2026 and 280 a year ago. A sale-first plan should assume it may take longer than it did a year ago to reach a contract.

Harrisonburg and Rockingham County MLS residential sales data through September 2026

  • Homes for sale rose to 239 from 214 a year ago, and September home sales were 12% below September 2025. More choices for a buyer can make a purchase that depends on your sale easier to place than it was. It also means your own home competes with more listings.

    Same MLS data

  • The average 30-year mortgage rate was 7.40% the week of October 8, 2026, up from 7.03% on September 24. The cost of borrowing for a bridge loan or a new mortgage is higher this month than last.

How we run it

  1. 1

    Decide.

A conversation, then a decision consult, with no fee and no obligation. We lay out the four orders with your numbers, a net sheet for your current home at three prices, and a first estimate for the next one. The outcome may be "sell," "buy first," "wait," or "stay." If the right answer is to wait, we will say so.

  2. 2

    Plan.

Your lender models each order before you list. We put both closings on one written timeline, with a decide-by date and a written plan for what happens if one closing slips.

  3. 3

    Coordinate.

The search for the next home opens at the same time as the preparation of your current one, not after the contract. We place both closings with the same title company where possible, check funds timing with your lender, and handle both sides. Movers, cleaners and any other partners bill you directly, and we take no fee from them.

The full seven-step process, from the first conversation to the check-in after the move, is on the selling through a life change page.

Questions people ask

Should I sell my house first or buy first in Harrisonburg?

It depends on your equity, your cash on hand and how much risk you can carry. Selling first is lower risk but means a gap to cover. Buying first secures the next home but means carrying two costs. We compare all four orders with your lender before you list. Confirm with your attorney/CPA for legal and tax questions.

Can I make an offer that depends on selling my current home?

Yes. The offer states that the purchase depends on your sale closing by a set date. The seller can weigh it against offers with no condition, so it is the weakest of the four orders in many cases. It works best when your home is ready to sell and priced to sell inside that date.

What is a rent-back after closing?

It is a written agreement that lets you stay in the home for an agreed number of days after the sale closes, usually paying the buyer a daily amount. The buyer must agree. We check it with your insurer and the title company first, and your attorney should review it.

Can I use a bridge loan or home-equity line to buy before I sell?

Sometimes. Many lenders will not open a line on a home that is already listed, so the lender conversation comes before listing. You carry both housing costs and the borrowing cost until the old home sells. Your lender sets the terms, and your CPA can speak to the tax side.

Does it cost extra to plan a sale and a purchase together?

The decision consult, net sheet and written timeline carry no extra fee, and the consult is free even if the answer is to stay or wait. Fees apply only if you list and buy through us. Movers and other partners bill you directly, and we take no fee from them.

Start with a conversation

If you are weighing a sale and a purchase and do not know which comes first, call or text us and tell us what is going on. We will listen, answer what we can, and tell you honestly if the right answer is to wait. There is no fee and no obligation.
