The selling agent and clients will select a title company who will perform a title search on the property. This is to ensure that there are no clouds on your title. To put it simply, they are making sure that you fully own your house and have the rights to sell it.
Your Realtor will ensure that the Title Company has all the information they need to ensure the process goes smoothly. Your Realtor will review all the numbers prior to settlement to ensure that they are correct and that there are no surprises.
